Head of Global Realty Services (GRS) Engineering EMEAThe Head of GRS Engineering for EMEA is responsible for ensuring that all buildings within State Street's EMEA portfolio conform to State Street's Mechanical and Electrical (M&E) engineering infrastructure standards/guidelines in terms of design, operational performance and overall resilience.
The portfolio consists of circa 30 buildings located across 15 countries, comprising some 1.7m sq ft ; the real estate encompasses office space, trading floor environments and critical infrastructure/facilities in the form of Mechanical Equipment Rooms and Data Centers. Ensuring that critical environments continue to operate according to design and specification is an essential part of the role given their criticality to the business.
Experience in operating a diverse portfolio, preferably in a financial services environment, would be an advantage. Design of infrastructure, understanding of maintenance obligations and ability to trouble shoot to resolve problems are also requirements. Planning, project initiation/execution and both operational and capital budget formulation will also be required, as will an understanding of relevant legislation as regards equipment performance standards, working practices, method statements and health and safety environments.
State Street has outsourced the provision of Facilities Management services (both soft and hard services, the latter including engineering services) to a third party; management of the hard services/engineering services will also be a requirement of the role, ensuring that Service Level Agreements for engineering services are delivered successfully.
The ability to work as part of a team is also essential. Liaison with Asset Management (who manage the occupational portfolio), Security and Technology is necessary in order to both design, run and change the portfolio. Working with third party project managers and the outsourced Facilities Management team mentioned above will also be required.
The role will entail being the principal point of contact for all engineering related matters within the portfolio and, as such, requires good written and oral communication skills. At least 10/15+ years' experience is required, preferably with relevant qualifications such as Membership of CIBSE (Chartered Institution of Building Engineers), IME (Institute of Mechanical Engineers) and/or IEE (Institute of Electrical Engineers).
